Blackheath is SE3, east of us over the railway, up on the higher ground above the town centre. Lewisham and Blackheath stations are a short hop apart and we treat the two as one round. The housing is the real difference. Bigger and taller than the flats down in SE13, a good deal older, and rather more likely to want a weekly cleaner than a move-out. Housework here bills £22 a cleaner hour weekly, £24 fortnightly.
Taller houses, and what that does to two prices
The roads climbing from Lewisham towards the heath run to three storeys in places, and often a converted loft that nobody thought to mention on the phone. That changes two figures. Stairs are charged per flight at £41 with the landing included, so a three storey house has two flights and comes to £82 rather than £41. And the end of tenancy bands climb quickly once a loft room is in the count, because a loft let as a bedroom counts as a bedroom. Agents count it. So do we.

The heath does something to hall carpets
Dogs come back off the open heath wet and gritty for about five months of the year, and the result is a hall carpet in SE3 that wears in a visible stripe from the front door to the foot of the stairs. It is the single most repeated carpet job we get in this postcode. A hall counts as a room, so it is £36, and doing it on its own hits the £67 one off minimum, which is why people usually add the flight and have the pair done together at £77. Let dried mud dry and hoover it before we come. Dry soil sitting in the pile lifts well; wet mud walked in and dried in layers is a great deal harder.
The village end is a different job again
Around the village the flats above the shops have narrow stairs, no lift, and nowhere obvious to leave a van while a carpet machine gets carried up. We manage it, and the start is slower than a ground floor with a driveway. Tell us the floor when you book and we allow for it in the slot rather than in the price. Weekend afternoons in the village are worth avoiding for anything that needs the van close by, since the side streets fill up with people parking for it.
What Blackheath actually books
Proportionally less move-out work than New Cross or Deptford, and a great deal more regular housework. Weekly and fortnightly visits are the bulk of what we do in SE3, usually three or four hours at a time in family houses, and ironing comes out of those same hours at £12. The other steady one is floors, because a large through lounge at £61 and a wool stair runner both wear exactly where everybody can see it. For a whole house in one go, the team deep clean from £186 to £498 usually lands below a room by room total.
Ladywell is the far side of the town centre from here and the two get done in the same week, at one set of prices with no surcharge for the hill. SE3 kitchens throw up more 90cm ranges at £114 and two oven AGAs at £143 than the flats do, and an AGA must be switched off the previous evening so it is stone cold.
